Non-landed Residential

The definition of condominium is definitely more than just its land size or guard post or facilities.
Condominium is a planning concept. To qualify and be marketed as a condominium, the development has to comply with various planning guidelines such as:
- Minimum land size of 4,000 Sqm
- Site coverage including covered car parks of not more than 0.4 (40% of land size)
- 2m green planting strip along the perimeter.
- Building to be Above 6th floor high.
EC - Executive Condominium
Executive Condominium, or EC, is a type of public housing in Singapore. First built in 1999, EC is a hybrid of public and private housing. They resemble private condominiums and are enclosed within a gated compound with security, amenities like swimming pools, clubhouses, playgrounds and so forth.
EC are built and sold by private developers, but at a price lower than private homes because their land prices are subsidised by the Government. Additionally, buyers can take Central Provident Fund (CPF) grants to pay for an EC bought from a developer.
Eligibility Conditions:
As such, an EC is subject to certain regulations that apply to Housing and Development Board (HDB) flats.
- Buyers' monthly household income must not exceed $16,000, in order to qualify for an EC. This limit was raised from the previous $14,000 in September 2019.
- Family Nucleus MUST consists of 2 Singaporeans OR 1 Singaporean & 1 Permanent Resident.
- Must NOT bought directly from HDB Twice (include resale flat with CPF Housing Grant).
- Must Meet Minimum Occupation Period (MOP) for existing flat.
- Must NOT Own or Dispose Private Properties within 30 month of EC Application.
Resale Restrictions:
For direct purchases from a developer, there is a Minimum Occupancy Period of five years; during which the EC cannot be sold or rented out whole. After five years, the EC can only be sold to Singaporeans or Singaporean Permanent Residents (PRs). It can only be sold to foreigners after 10 years from development completion.
EC will now be subjected to the Resale Levy of can be $50,000 or more. This is a lumpsum payment made to HDB when you purchase a second subsidized home.
DBSS - Design, Build and Sell Scheme
Design, Build and Sell Scheme was introduced by the Housing and Development Board in 2005.
Flats built under the scheme were meant for public housing and developed by private developers.
They were built with supposedly better designs and mostly in matured estates such as Tampines, Ang Mo Kio and Bishan.
